Q. How long does it take to get a Lien Certificate back?

Once you submit the Liens application, allow seven calendar days to receive the Lien Certificate.

Q. Once I receive a Lien Certificate, how long is it valid?
A.
A Lien Certificate is valid for 45 calendar days from the date listed on the Liens Certificate.

Q. How much is a Lien Certificate?
A.
A lien search is $25.00; $55.00 if a violation report is requested by the applicant.

Q. Can we put a rush on a Lien Certificate?
A.
No, to ensure fair and timely processing of lien search for all customers, special accommodations are not permitted.

Q. How do I check on the status of a Lien Certificate?
A.
The status of a lien sheet can be checked by calling 410-396-3991 or visiting the Liens Unit at 200 Holliday St., Room 1.

Q. Do I need a Lien Certificate if my parents are deceased and the property goes to me?
A.
Yes, if your parent(s. did not have a life estate and the property is in an estate distribution. No. If you are the person designated in the life estate.

Q. Do I need a Lien Certificate if I'm transferring my property from me to my company, child, or spouse?
A.
Yes, if transferring to a company or coming out of title and giving property to child or spouse.
No, if you're adding child/children and/or spouse to the deed.

Q. How do I obtain a copy of the Lien Certificate upon completion?
A.
A completed lien certificate can be picked up or mailed to the address provided by the applicant.

Q. Am I able to submit an application for a Lien Certificate on-line?
A.
No, but you are able to print an application off the City's website, please click here.

Q. Is there a way for me to check on-line if I have any outstanding liens on my property?
A.
No, you must submit an application.

Q. How do I find out my block and lot number?
A.
The block and lot can be found on your Real Property Tax Bill, Water Bill, or at the following web address: http://maps.baltimorecity.gov/imap/.
